We execute a comprehensive renovation program focused on enhancing the property’s exterior curb appeal, offering new resident amenities and upgrading the unit interiors to a more modern finish out. Following the renovation, we realize significant rent premiums in excess of market rent growth and realize reduced operating cost through lower R&M and turnover expenses.

Utility Conservation
Through implementation of a utility conservation program, we generate excess investor returns and reduce the environmental impact of the communities we acquire – our typical program includes 100% replacement of all plumbing fixtures (toilets, shower heads, faucets), new exterior LED lighting, replacing windows with dual-pane low E windows, energy efficient appliances and smart thermostats.
